Do I have to pay taxes on the rental income in Mexico and in the U.S.?

Yes, as of 2020 there are 3 requirements in Mexico: 1) You must register your home as a rental property for an annual fee of 45,000 pesos. 2) You are required to pay a 16% occupancy tax (called IVA) to the Mexican government to renters that request a government Factura, which no foreign renters ever request. 3) You are also now required to collect a 10% rental tax, which your Mexican accountant must pay monthly to the Mexican government.

Additionally, you will then need to file a Schedule C on your 1040 form declaring the rental income, which of course is offset by the pro rata expense of operating the home.
