How do I find out exactly how much to wire transfer for my closing costs?

During the roughly 30-day process of purchasing a home, my Closing Transaction team works with the Notario to request a line-item breakdown of all the closing costs. You will know to “earmark” roughly 5.1% of the purchase price as funds that need to be liquid to pay closing costs, but since the Notario and government fees are billed and paid in Mexican pesos, we are unable to send a final confirmation of the “exact” U.S. dollar amount of those closing costs until after business hours the day prior to your closing, when the “governmentally official” peso exchange rate is set for the next business day.

Since your funds need to be wire transferred 72 hours prior to closing, our Closing Transaction Coordinator typically adds roughly $500 USD cushion to the total amount you need to wire transfer, in order to account for any exchange rate fluctuation, and then any overage you have paid is simply refunded back to your bank account after closing.
