Obviously, post-pandemic, this whole issue has changed: let me give you some history. In 2018 when our market proved as hot as pre-Recession 2007, that negotiation range dropped to under 3.6% for the entire market. In the depressed market of 2019, that negotiation rate grew larger but still to only 11% for the entire region, with Centro-close homes only negotiating 3% to 4%.
At the height of the pandemic—mid-to-late 2020— there were a few desperate sellers who did indeed sell at about a 20% discount, but that timing has long past with discounts now ranging in the single-digit range for in-town properties. If you find a home you wish to pursue with an offer, I’ll know the home’s market history—it’s a small town, I sometimes know the Seller’s history, too—and can advise you on what I anticipate the negotiation range to be on a home-specific basis.
