Since I’m buying all cash, my budget is limited—what can I roughly expect for pricing and home values in the various neighborhoods of San Miguel de Allende?

Values and pricing in San Miguel vary greatly, depending on location and a Buyer’s comfort level with factors like living in an area with primarily unfinished construction (i.e., raw brick walls, rebar sticking out of roofs, etc…), graffiti and trash in the streets, tolerance for length of walking distance to the town square, neighborhood safety factors, and the like. If a Buyer had a very high tolerance for the look of a peripheral traditional indigenous Mexican neighborhood of mostly unfinished construction, single-family homes can be found from as low as about $350,000 USD.

Our town Centro—the heart of the city—remains the most popular destination for buyers and renters alike, and therefore demand has set the minimum price of most Centro homes above $600,000 USD at minimum, with limited exceptions. And while Centro’s same threshold price basically applies to our eastern hillside communities, the value equation can be greater in those communities (i.e., more square footage, larger lots, etc…). Buyers with a budget around about $300,000 USD but who prefer a safe environment in a gentrified, finishedconstruction neighborhood will need to consider the multiple condominium complexes usually on the edge of town, typically not walking distance to the town square but still only a five-minute drive.
