Frequently Asked Questions For Buying a Home in San Miguel de Allende
What will I pay in Closing Costs to buy a home here?
Closing costs include a one-time Acquisition Tax fee of 4% of the purchase price, paid directly to the Mexican governmental tax authority, and roughly 1.1% of the purchase price to pay for the Notario’s title search fees, deed preparation, and miscellaneous city fees (like the city appraisal, recording fees, etc…).
Therefore, you can assume up-front that your closing costs will be approximately 5.1% of the actual purchase price, and these costs are typically paid into the same escrow account holding the purchase price funds so they can then be distributed to the various recipients through an accountable system.
